A new joint venture will deliver thousands of homes and commercial space across key London and Home Counties regeneration sites.
Lendlease and The Crown Estate have initiated a £24 billion partnership focused on delivering significant regeneration projects across London and the Home Counties. The joint venture’s initial phase targets three major London sites: Euston, Silvertown, and Stratford Cross, with plans to create approximately 9,000 new homes alongside over seven million square feet of commercial space. Construction is poised to commence imminently, starting with 326 affordable homes at Silvertown in September, while a planning application for Euston is expected in spring 2027.
From a construction management perspective, this partnership highlights the increasing complexity and scale of urban regeneration projects in London and its surrounding counties, including Surrey and Kent. Coordinating multiple large-scale residential and commercial developments within tight timelines demands meticulous planning and robust stakeholder management. The phased approach, with a clear timeline for infrastructure and housing delivery, underlines the importance of aligning construction schedules with planning permissions and community engagement to minimise delays and maximise efficiency.
Looking ahead, the second phase will incorporate Thamesmead Waterfront in London and Smithfield in Birmingham, expanding the scope with an additional 18,500 homes and nearly three million square feet of commercial space. For projects in the London and Home Counties region, this signals a continued focus on mixed-use developments that integrate residential living with innovation and commercial hubs. Effective construction management will be essential to navigate the technical, regulatory, and heritage considerations inherent in these high-profile regeneration schemes.
Atico Solutions recognises that successful delivery of such ambitious projects relies on proactive construction management that anticipates regulatory requirements and fosters collaboration between developers, local authorities, and contractors. This approach ensures that complex developments progress smoothly from planning through to completion, ultimately contributing to sustainable urban growth in London and the Home Counties.
