Residents Evacuated From East London Tower Blocks Over Structural Concerns

A critical crack in a concrete transfer slab prompted urgent evacuation of 211 households in Canning Town to ensure safety.

In October 2026, residents of three tower blocks in Canning Town, east London, were evacuated after structural concerns arose from a crack discovered in a concrete slab supporting two of the buildings. The affected blocks, Centurion Tower, St Vincent Court and Sovereign Tower, are part of the Royal Gateway/Caxton Works development completed in 2018 by Galliard Construction. The crack was identified during a routine inspection by Prime Property Management, prompting an immediate safety response.

The issue reportedly involves a transfer slab, a critical structural element that redistributes loads between floors and columns. Failure of such a slab can compromise the integrity of the entire building rather than being a localized defect. This risk led to the swift decision to decant residents, supported by London Fire Brigade and Newham Council, who provided emergency accommodation and assistance.

From a construction management perspective, this incident underscores the importance of rigorous structural monitoring and proactive maintenance in high-rise residential developments, particularly those built within the last decade in Greater London. The case also highlights how lessons from historic structural failures remain relevant, reinforcing the need for stringent safety protocols and emergency planning.

At Atico Solutions, we recognise that effective construction management involves not only overseeing quality during build but also ensuring ongoing structural safety through coordinated inspections and rapid response strategies. Managing such challenges with transparency and care helps maintain resident confidence and ensures projects can navigate unforeseen issues with minimal disruption.
