A major refurbishment of the Barbican Centre will be overseen by a specialist construction manager within a complex heritage setting.
The Barbican Centre, a Brutalist architectural landmark in London, is set to undergo a comprehensive modernisation programme valued at £191 million. Blue Sky Building (BSB), a London-based SME, has been appointed as the principal construction manager, tasked with overseeing the project through to January 2030, with an option to extend if necessary. This contract includes managing a £176 million construction scope, which covers critical upgrades such as a £60 million replacement of building services, refurbishment of the concert hall, the conservatory overhaul, and improvements to foyers and circulation areas.
The project presents significant challenges typical of working within a live, occupied heritage environment. The Barbican’s status as a higher-risk building requires rigorous application of the Building Safety Act Gateway 2 process, demanding meticulous planning and coordination. BSB’s responsibilities encompass procurement, site logistics, programme management, and health and safety compliance, while navigating the constraints imposed by the building’s heritage listing and the need to minimise disruption to ongoing activities.
From a construction management perspective, delivering such a multifaceted heritage refurbishment demands a collaborative approach with designers, heritage consultants, and multiple trade contractors.
