A sensitive approach to structural and drainage challenges transforms a former industrial site into quality residential homes.
The redevelopment of Royd Edge Mills, a historic dyeworks site with origins in the 1830s, showcases the complexity and potential of heritage-led construction projects in the Home Counties. This former industrial site, marked by remnants of mill infrastructure and challenging topography, has been transformed into a residential development of 30 homes, ranging from apartments to detached houses.
From a construction management perspective, the project highlights the necessity of a tailored engineering strategy to address legacy issues such as below-ground structures, steep bedrock, and flood risks associated with a former mill pond. Dudleys Consulting Engineers’ approach combined varied foundation solutions—including shallow and deep trenches as well as piling—with innovative drainage design that integrated both plot-level and mains connections while managing surface water sustainably.
A key element was the decision to reconfigure the landscape by reducing the mill pond rather than erecting a large retaining wall. This not only mitigated flood risks but also enhanced the visual and environmental quality of the site by increasing garden spaces and creating new woodland walkways.
